2 Is Better Than 1: Twin Luxurious Oceanfront Homes: Short Term Rental Agreement

This agreement is implicitly entered into by Guests making a reservation and / or staying at 1418 or 1426 N Waccamaw Dr, Garden City Beach, SC 29576 in the Portofino I neighborhood, hereby known as The Property. Independence Properties 2016, LLC (“Host“) enters into this agreement with Guests upon fully paid reservation by Guests. This agreement is in effect from the time the reservation is created to the completion of the reserved dates.

Property Details

The Property located at 1418 or 1426 N Waccamaw Dr, Garden City Beach, SC 29576 are 4 bedroom, 3 bathroom, single family homes. The Property is a furnished rental that includes beds, pillows, comforters, utilities (power/sewer/water/trash/internet), kitchen dinnerware, and basic cookware. Host is not responsible in the event of outages of utilities provided by 3rd party utility providers. Linens (bed sheets, bath towels, beach towels, etc.) are only provided when both homes are booked at once.

The Property includes access for Guests to the amenities of the Portofino I community including the seasonally heated pool and beach access. Host is not responsible in the event any Portofino I community amenities are unavailable during the Guests stay.

Occupancy and Access

Guests will be provided with key code access to The Property. A maximum of 16 persons are permitted to stay for any period per house in The Property, including children of all ages. Parties of any kind are not permitted at The Property. Guests may not sublease The Property.

Check-in time is 4pm on the beginning day of reservation. Guests may check-in anytime after this as it is coded access.

Check-out time is 10am on last day of reservation.

Rules and Restrictions

Guests must abide by all local laws and regulations, including all rules and regulations set forth by the Portofino I Homeowner’s Association (HOA). Violations of local laws and regulations, HOA rules and regulations, or terms of this agreement are grounds for immediate termination of the rental agreement and eviction from The Property.

Smoking in The Property is strictly prohibited. Per HOA regulations, pets are prohibited.

Guests are responsible for returning The Property in its original condition from the time of their arrival upon vacating The Property. Guests must remove all trash from The Property and place it in provided trash bins outside when vacating the property. All damage or defects to The Property must be immediately reported by Guests to the Host. Guests are responsible for all damage to The Property caused by Guests or members of their party. Guests are responsible for any additional cleaning charges incurred by the Host if The Property is determined to require additional cleaning beyond the standard cleaning service.

The Host or their designees may enter into the unit to make repairs or perform required inspections with 24 hour notice, or immediately in the event of an emergency. Guests must provide access to The Property for regularly scheduled pest treatments.

Cancellation

Guests reservations are non-refundable, unless booked through a third party reservation system such as Airbnb, VRBO, where the selected cancellation policy will be honored. Guests are encouraged to utilize payment methods that include travel protection/insurance or purchase 3rd party travel insurance.

Guests agree to vacate the premise upon the completion date and time of their reservation or upon notice of eviction due to violation of terms of the agreement. In the event that Guests do not vacate The Property when required, Guests shall be responsible for fees of $1,000 per day and all associated costs incurred by the Host, including but not limited to legal, professional, and court fees,
